The process is straightforward—visit the Sarasota County Clerk of Court’s website at File a Small Claims Case for forms and instructions, or call 941-861-7400 for assistance.

Florida Dept of Agriculture & Consumer Services

Don't let the name fool you!  The FDACS oversees consumer protection and mobile home park regulations.  Here’s what they can do:

Investigate Complaints: If you file a complaint or 1-800-HELP-FLA), FDACS can look into issues like withheld security deposits, improper eviction notices (e.g., August 5 email), or failure to provide a prospectus (§723.011). They’ll review evidence like leases, emails, or police reports.

Issue Fines or Orders: If they find violations (e.g., unlicensed operation §723.005, retaliatory conduct §723.0615), FDACS can fine  or order owner to take corrective action.

Florida Dept of Business & Professional Regulations

Residents of mobile home parks can file complaints with the Florida Department of Business and Professional Regulation (DBPR) to address concerns related to park management. Submit issues such as withheld security deposits, improper eviction notices or utility shutoffs, failure to provide a prospectus or relocation compensation, and retaliatory actions like kept deposits.  Visit our link to Florida DBPR to file online or call 850-487-1395, and share your experience with us to support our advocacy efforts.  Need help?
